Who we are

A small company in Southern California that runs furnished property as short-term and mid-term rentals. Here is who is behind it, how it is set up, and what we will not do.

THE REASON

Why this company exists

Ambrosia Palms started with a pattern I kept noticing. Owners across this county holding something genuinely valuable — a house in Julian, Ramona or Fallbrook, a bungalow near the coast in Encinitas or Carlsbad, a place inherited and never quite dealt with — and quietly resenting it.

Not because the property was bad. Because the model had got harder. Vacancy months between tenants. Rent that had not moved in years while everything else did. A maintenance call on a Sunday. And a set of city rules that seems to shift every time you look at it.

The obvious answer people reach for is selling. I thought there was a better one: change what the property does, rather than get rid of it. Run it as a short-term or mid-term rental, run it properly, and it earns more without the owner doing anything at all.

THE PERSON

The person who will actually be looking after your property

I’m Hondo, and I run Ambrosia Palms out of San Diego County.

The thing that matters most in this market is not marketing — it is knowing the rules. San Diego County sets short-term rental regulation city by city, and the difference between two addresses a mile apart can be total. Much of the unincorporated county needs no license at all. The City of San Diego is capped and waitlisted. Getting that wrong is what costs owners money here, so I check the ordinance, the zoning and the HOA rules for your specific address before I tell you anything about income.

I am also local. When something goes wrong I can be there, which is not something a management company running your property from another state can offer, whatever their website says.

HOW WE WORK

You deal with me, not a department

Hand your property to a large agency and you get an account manager — usually a different one every eight months, usually managing forty other properties, and never the person whose name is on the company.

Here, the person who quotes your numbers, builds your listing, chooses your guests and answers at 9pm on a Sunday is me. Nothing is passed down a chain and nothing gets lost in one. When your property performs well that is my reputation on this coast, and when something goes wrong there is nobody for me to blame.

Behind that sits a network I have built locally and depend on: cleaners who turn up, a photographer who knows what actually sells a property, and trades who answer the phone. Choosing those people carefully, and keeping them, is a large part of running this properly.

It is a deliberate way to work rather than a stage to grow out of. Direct, accountable, and answerable to you.
