A twenty-minute call

You tell us about the property — size, location, condition, whether it is furnished. There is no pitch and nothing to sign.

We run your numbers

Cautiously, using occupancy below the local average. You see the working, not just a headline figure. If the property does not clear a genuine return for you after everything, we say so at this point — plenty of properties do not suit this, and it is better to find out now.

A written agreement

Plain English, one document. The fee, the notice terms and what each of us is responsible for. You keep a copy.

Setup, one to two weeks

Photography, listings, pricing, cleaner, compliance. See below for exactly what happens.

Live, and then paid monthly

Bookings start arriving. You get a statement at the start of each month showing where every dollar came from.

IF IT IS NOT WORKING

How you leave

Three months to start, so the listing has time to gather reviews and settle. After that it is thirty days’ notice, either side, for any reason and without a conversation about it. Your listings and your reviews stay with you if you go.

We would rather tell you honestly that a property does not suit this than take it on and disappoint you. In a market where owners talk to each other, that is not generosity — it is self-interest.
