Your property,
run properly.
We run furnished properties as short and mid-term stays across every major and mid-level booking platform. You keep the property and the income. We handle everything; the guests, the cleaning, the pricing, the permits and more.
No obligation. No contracts. Twenty minutes.

You already know how this goes
Two months vacant between tenants.
The maintenance call on a Sunday night.
The tenant who stopped answering the phone.
A set of city rules that seems to change every time you look at it.
Rent that has not moved (or capped) in three years while everything else has.
If any of that sounds familiar, you are not doing it wrong. The long-term lease model itself has got harder.
Most owners assume this is harder than it is.
Short-term rental rules in California are set city by city, and the difference matters. Across much of San Diego County no short-term rental license is required at all.
Where a license is required, stays of thirty-one nights or more sit outside the rules altogether. We check your address against the actual ordinance before we tell you anything about money.
What you actually keep
Most owners compare short-term rental income against their lease. That comparison is wrong, because you do not keep your lease income either. A manager takes a cut, a vacancy month eats another, and the running costs are yours regardless.
A long-term lease
Two-bed home, leased at $2,600/moManaged short & mid-term
The same property, run by useach month
This is a plain two-bed with nothing remarkable about it, run on numbers we have deliberately held down. Most properties we look at come out ahead of this, not behind it. The longer it runs this way, the further apart the two columns get.
Beat the net, not the rent. That is the only comparison worth making — and if yours does not clear it, we will tell you.

One property, every channel
Your property goes live on Airbnb, Booking.com, Vrbo and the mid-term platforms at the same time, on one synchronized calendar. More channels means more nights booked — and it means the quiet months are covered by longer stays rather than left empty.
- Listing built and photographed properly, then priced daily against real local demand.
- Every guest handled from enquiry to checkout. You will not hear from us at 2am, and neither will you hear from them.
- A full reset between stays: linen changed, restocked, every room photographed against a written standard.
- Maintenance found early, because somebody is in the property every few days.
- A monthly statement showing where every dollar came from — and the listing stays in your name.
We run it like
a small hotel
A well-run short-let is a hotel with one room. That is genuinely how we treat it, and it is why the returns work — guests who arrive to a properly prepared property leave five-star reviews, and reviews are what let us raise your rate.
We choose who stays
Not every booking is worth taking. We turn some away, and that is part of the job.
The same reset, every time
Written checklist, linen changed, everything restocked, every room photographed. You see the photos too.
Problems found in week one
Not month eighteen. Somebody is in the property constantly, which is worth more than an annual inspection.
Guests get a real welcome
Fast replies, proper instructions, someone who answers. That is not sentiment, it is what a five-star review is made of.
Four steps, and
only one of them is yours
Step one
Free earnings estimate
We run your property’s real numbers, cautiously, and show you what it would net you.
Step two
We set it up
Photography, listings across every platform, pricing, cleaner, permit and tax checks. Roughly one to two weeks.
Step three
We run it
Guests, cleaning, maintenance, pricing, reviews. From here you do nothing.
Step four
You get paid
Monthly, with a statement that shows the detail rather than a single number.
Three kinds of owner
Landlords who have had enough of leases
Low yields, vacancy months, tenant problems, and rules that keep moving. Selling is not the only alternative.
Owners of a second or inherited property
It should be earning, without turning you into a full-time host or a part-time cleaner.
Hosts already doing it, and drowning
Listed already, but buried in messages and turnovers — or leaving money on the table on price. We take it over.
The person who will
actually be looking after it

I started Ambrosia Palms because I kept meeting owners across this county who held something genuinely valuable and had quietly started to resent it. Vacancy months. The maintenance call on a Sunday. A property that was supposed to buy freedom and instead ate weekends.
I know this county’s rules city by city, because getting that wrong is what costs owners money here. I am local, which means when something goes wrong I am there — not on a phone line in another state.
You will deal with me. Not an account manager, not a ticket system. Me. Your property’s performance is my reputation in a place where owners talk to each other, and that is a stronger guarantee than anything I could put in writing.

Built properly, on purpose
- A registered business with liability insurance and a written management agreement you keep a copy of.
- Jurisdiction, zoning, HOA rules and permit status verified for your specific address before we promise you a number.
- We never let a property go live before its permit is in hand. Platforms now share host data directly with cities, and that is not a corner worth cutting.
- Your money never passes through us. The listing and the payouts stay in your name, and you see every booking as it happens.
None of this is exciting. All of it is the difference between a business and someone with a phone.
How we work together
Commercially
- A percentage of what the property takes, agreed upfront. Nothing hidden.
- No setup fee and no monthly charge. If it does not earn, we do not earn.
- Three months to start, then thirty days' notice either side, whenever you want.
- The listing and the income stay in your name. You see every booking as it happens.
Why us
- Local to Southern California. We can meet you and walk the property in person.
- Registered business, liability insurance, and a written management agreement.
- Jurisdiction, zoning, HOA rules and permits verified before we promise you anything.
- Conservative numbers. When a property does not work for this, we say so.
Six months from now, this is a property you do not think about. The bookings come in. The cleaner turns up. The statement lands at the start of the month.
You block out a week in August because you feel like using it yourself, and nobody has to be given sixty days’ notice.
That is the whole offer. Nothing dramatic — a property that behaves like an asset instead of a job.
Find out what your
property could earn
Twenty minutes, and an honest number — including when the property is not a good fit for short term rental.
We reply the same day. No contracts, no pressure.
