Everything we handle,
and everything you keep
We take a furnished property and run it as a short and mid-term rental across every major booking platform. Below is exactly what that involves, day to day, and what stays with you.
One property, every channel
Your property goes live on Airbnb, Booking.com, Vrbo and other mid-term platforms at the same time, on one synchronized calendar — so a booking on one instantly blocks the others. More channels means more nights booked, and it means the quiet months are covered by longer stays rather than left empty.
Most managers list on one platform and stop. That leaves the shoulder season empty and makes your income depend entirely on somebody else’s algorithm. We would rather your calendar filled from four directions.
The standard between every stay
A well-run short term rental is a hotel with one to three rooms. That is genuinely how we treat it — and it is why the returns work, because guests who arrive to a properly prepared property leave five-star reviews, and reviews are what let us dynamically price your rate.
- Linen changed every stay, laundered professionally.
- Every consumable restocked — and checked against a written list, not from memory.
- Every room photographed after the reset, so there is a dated record of the property's condition.
- Damage and wear reported to you within 24 hours, with the photographs attached.
- Small maintenance issues caught in week one rather than month eighteen, because somebody is inside the property every few days.
Every guest, from enquiry to checkout
You will not hear from us at 2am, and neither will you hear from them. Guest communication is the part of this job that never stops, and it is the single biggest reason owners who try self-managing give up.
- Enquiries answered fast, because response time directly affects your ranking on every platform.
- We choose who stays. Not every booking is worth taking, and we turn some away.
- Check-in instructions, local guidance and a real welcome — the things five-star reviews are actually made of.
- Problems handled at the time, not escalated to you.
- Reviews responded to, and poor ones followed up properly.
Priced daily, not set once
A nightly rate left alone for a month is money left on the table. Rates move with local demand, events, school holidays, day of the week and how far out the booking is — so yours moves too, every day.
New listings start deliberately below where they will settle. A property with no reviews has to earn its first bookings, and patience in month one is what buys the premium in month three.
What stays with you
This is worth being transparent about, because it is the part owners worry about most.
- The property. Nothing about this arrangement changes who owns it or what you can do with it.
- The listing and the income. Both stay in your name. You see every booking as it happens, in real time.
- The calendar. Block out any dates you want, whenever you want, and use the place yourself.
- The decision. If it stops working for you, thirty days notice and we are done.
How we work together
Commercially
- A percentage of what the property takes, agreed upfront. Nothing hidden.
- No setup fee and no monthly charge. If it does not earn, we do not earn.
- Three months to start, then thirty days notice either side, whenever you want.
- A monthly statement showing the detail, not a single number.
Why us
- Local to San Diego County. We can meet you and walk the property in person.
- Registered business, liability insurance, and a written management agreement.
- Jurisdiction, zoning, HOA rules and permits verified before we promise you anything.
- Conservative numbers. When a property does not work for this, we say so.
