A percentage of what the property earns. There is no setup fee, no monthly charge and nothing to pay upfront — if the property does not earn, neither do we. The exact percentage depends on the property and we agree it before anything starts.

It depends on size, location, condition and season, so any number quoted without seeing your property is guesswork. That is exactly what the free earnings estimate is for — we run your actual figures on deliberately cautious occupancy assumptions and show you the working.

No — only a short written management agreement is required, because you should have it in writing what each of us is responsible for and what we charge. There is not a fixed term. Either of us can end it with thirty days’ notice, at any time, for any reason. The only thing that carries past that is any stay a guest has already paid for — we see those through, then hand the property back to you.

Yes, whenever you like. Block out any dates in the calendar and they are yours. That flexibility is one of the main reasons owners move away from a long-term lease.

Platform host protection covers a great deal, and we also recommend proper short-term rental insurance rather than a standard landlord policy. We photograph every room after every stay, so there is a dated record, and we handle the entire claim process for you.

It depends entirely on the address. For example, much of unincorporated San Diego County requires no short-term rental license at all. Where one is required, we handle the application and the transient occupancy tax registration processes — and we never let a property go live before the permit is in hand.

No, and this matters more than people expect. Your property goes on Airbnb, Booking.com, Vrbo and the mid-term platforms simultaneously, on one synchronized calendar. Relying on a single platform leaves the quiet months empty and ties your income to somebody else’s algorithm.
