Five steps, and only

A twenty-minute call
You tell us about the property — size, location, condition, whether it is furnished. There is no pitch and nothing to sign.

We run your numbers
Cautiously, using occupancy below the local average. You see the working, not just a headline figure. If the property does not clear a genuine return for you after everything, we say so at this point — plenty of properties do not suit this, and it is better to find out now.

A written agreement
Plain English, one document. The fee, the notice terms and what each of us is responsible for. You keep a copy.

Setup, one to two weeks
Photography, listings, pricing, cleaner, compliance. See below for exactly what happens.

Live, and then paid monthly
Bookings start arriving. You get a statement at the start of each month showing where every dollar came from.
Four things, and then nothing
This is the whole list. After setup there is nothing you need to do, learn or check — that is rather the point.
- Access for photography and for the cleaner, usually a lockbox we arrange.
- Confirmation that your mortgage and any HOA rules allow short-term rentals. We check the city ordinance and zoning ourselves, and we will tell you exactly what to ask your HOA.
- Appropriate insurance. A standard landlord policy will not cover short stays — we will point you at the right kind.
- The property furnished to a decent standard. If it is not there yet, we will tell you exactly what is missing and roughly what it costs.
What happens in week one
The busiest part of the whole arrangement, and none of it is yours to do.
- Jurisdiction, zoning and HOA rules verified for your specific address before anything else happens.
- Permit application and transient occupancy tax registration filed where your city requires them.
- Professional photography, usually a two-hour visit.
- Listings built across Airbnb, Booking.com, Vrbo and the mid-term platforms, on one synchronized calendar.
- A local cleaner brought in, briefed and scheduled around your calendar.
- We do not go live until the permit is in hand. Platforms share host data directly with cities now, and that is not a corner worth cutting.
What happens every month after

Daily
Guest messages answered, pricing adjusted against local demand, enquiries handled within minutes.

Between every stay
A full reset against a written checklist — linen changed, everything restocked, every room photographed.

Monthly
A statement showing the detail rather than a single number, and a note on anything that needs your attention.
How you leave
Three months to start, so the listing has time to gather reviews and settle. After that it is thirty days’ notice, either side, for any reason and without a conversation about it. Your listings and your reviews stay with you if you go.
We would rather tell you honestly that a property does not suit this than take it on and disappoint you. In a market where owners talk to each other, that is not generosity — it is self-interest.
